How does it work after I pay?+
Pick a tier above and pay via Stripe (hosted, no account needed). You'll get a confirmation email from Brad with instructions for sending your photos — drop them in a reply or a shared link, whichever is easier. Brad runs the audit + edits and emails the results back. Most listings turn around in under 24 hours during v1. Self-serve photo upload at checkout time is on the v1.5 roadmap.
How long does it take?+
Most listings turn around in under 24 hours from when Brad receives your photos. Larger orders (Full Listing Kit with 20 photos + floor plan) may take up to 48 hours. You'll get an email when the result is ready.
Audit ($19) vs. Audit + Edit ($49) vs. Full Listing Kit ($99) — which one?+
Same audit in all three. Audit ($19) gives you the ranked photo list, missing-shot recommendations, and the explicit names of which 10 to edit — you handle the editing yourself. Audit + Edit ($49) is the same audit, plus we photoshop the top 10 for you automatically. Full Listing Kit ($99) is the same audit, up to 20 photos edited, and the floor plan polished + furnished concept included. Bought $19 first and want the edits? What about branding on the output?+
None. The photos come back as clean files — yours to post on Zillow, Apartments.com, Facebook Marketplace, MLS, wherever.
What does the audit actually contain?+
Five tags applied across your photo set — LEAD (cover photo), RESHOOT (quick wins to redo), MISSING (shots not in the set yet), KEEP (use as-is, no edit needed), SKIP (rare — when a photo isn't helping). Cited by image number throughout. On the Audit + Edit bundle, the top 10 get photoshopped automatically.
What if some of my photos are unsalvageable?+
If a frame is below the edit threshold, we'll tag it RESHOOT with the one-line fix and won't charge for that photo. Honest audits over polishing bad source material — protects your reputation when you re-list.
Do you take iPhone HEIC photos?+
Yes. We convert HEIC to JPEG and strip EXIF metadata (no GPS leaks) on upload.
What if the edits don't look right?+
Reply to your confirmation email. Brad reads every reply. Refund if the output isn't better than what you started with — that's the guarantee.
Why not virtual staging or sky replacement?+
Real estate audiences spot those edits a mile away. We do restrained, professional work — exposure, white balance, clutter cleanup, perspective. The output should look invisible, not glossy.
Can I run multiple listings at once?+
