How does it work?+

We process the audit and edits automatically — most orders complete in under 10 minutes. The results page loads as soon as everything is done; you'll also get an email with the link.

How long does it take?+

Most orders complete in under 10 minutes from upload to delivered audit + edits. Larger orders (Full Listing Kit with up to 30 photos + floor plan) may take up to 25 minutes. You'll see live status on the results page and get an email when it's done.

What about branding on the output?+

None. The photos come back as clean files — yours to post on Zillow, Apartments.com, Facebook Marketplace, MLS, wherever.

What does the audit actually contain?+

Five tags applied across your photo set — LEAD (cover photo), RESHOOT (quick wins to redo), MISSING (shots not in the set yet), KEEP (use as-is, no edit needed), SKIP (rare — when a photo isn't helping). Cited by image number throughout. On the Audit + Edit bundle, the top 10 get photoshopped automatically.

What if some of my photos are unsalvageable?+

If a frame is below the edit threshold, we'll tag it RESHOOT with the one-line fix and won't charge for that photo. Honest audits over polishing bad source material — protects your reputation when you re-list.

Do you take iPhone HEIC photos?+

Yes. We convert HEIC to JPEG and strip EXIF metadata (no GPS leaks) on upload.

What if the edits don't look right?+

Reply to your confirmation email. The team reads every reply. Refund if the output isn't better than what you started with — that's the guarantee.

Why not virtual staging or sky replacement?+

Real estate audiences spot those edits a mile away. We do restrained, professional work — exposure, white balance, clutter cleanup, perspective. The output should look invisible, not glossy.

Can I run multiple listings at once?+

One listing per order in v1. Built from my own turnover desk.

I own eight small rental buildings in Oakland, CA — mostly 2–4 unit properties. When a unit turns, my maintenance guy sends me a photo. Shot on his phone, slightly askew, random lights off, maybe a paint bucket still in frame.

For a while I just posted them. But with these tough leasing conditions, I felt like my units were sitting on the market longer than they should — and I couldn't tell if it was the price, the location, or just the photos. Hiring a photographer for a standard 1BR turn felt like overkill. Editing them myself took longer than the turn itself.

So I built a workflow that takes whatever photos I already have — maintenance man shots, iPhone walkthroughs, whatever the owner hands me — ranks them, tells me what to reshoot, and fixes the ones worth keeping. It cut my time-to-inquiry and I stopped losing people in the first scroll.

Side effect I didn't expect: I started listing a day earlier. Small fixes that used to wait for a final walk-through — a stray paint can in frame, a smudge on the window, a light that should be on — got cleaned up in the edits instead. That shaved real time off turnaround.

I opened it up because the problem isn't mine alone. Every agent I know is working with the same hand.
