Property management software is sold as a $99/mo subscription you don't use. Property managers take 4–8% of every rent check, every month — even when most months don't need them.

Unbundled is the third option — each workflow is a single packet you buy when you need it. No subscription. No revenue share. Pay $49 the day a tenant gives notice; pay nothing for the next eleven months.

Drop up to 20 photos of the vacant unit. iPhone HEIC converts automatically. EXIF metadata stripped on upload.

Tell us about the unit

Address, layout, rent, type. Paste an old listing (text, link, or PDF) to pre-fill. Then three judgment calls only you can make — what makes it different, who it attracts, how much you'll spend.

Pay $49, get the packet

Stripe Checkout. We email a shareable link the moment it's ready (typically 2–4 minutes). Plus a summary report PDF and per-section PDFs you can hand to vendors.

The questions you'd ask before paying $49.

How does pricing work?

$49 per packet — we structured this so you only pay for what you actually need. No subscription, no card on file. You pay when you start a packet — when the next tenant moves out, when you need to re-list. Most landlords run 2–4 packets a year.

When will I get the packet?

Typically 2–4 minutes after upload + payment. The orchestrator runs five AI workflows in sequence (intake, photo audit, fix paths, listing copy, punch list). We email the shareable link the moment it's ready — bookmark it or forward it; the link is permanent.

Who is this designed for?

Mom-and-pop landlords, small owner-operators with 1–50 units, and leasing agents managing investor properties. The packet works as a deliverable for clients too — agents hand it to investor-owners as the 'before re-list' brief.

What if the packet isn't useful?

We refund. Email us within 7 days with what was off and we send the $49 back. We'd rather lose the sale than ship a bad packet.

Will this replace AppFolio / Buildium / DoorLoop?

No. Those are property management systems — they store records. This is a per-use workflow tool. Bring the unit, get the packet, hand the punch list to your guy. We don't try to be a PMS.

Will my photos be used to train models?

No. We strip metadata on upload, run the analysis, and delete the originals after 30 days. The packet itself is yours forever via your shareable link.

Can I white-label it for my agent / investor clients?

On the roadmap for v2. Today the packet is unbranded; in v2 you'll be able to add your logo and footer (Operator/Agent tier).

Is there an agent / CLI / API endpoint?

On the roadmap for v2. The same intake-clarifier and photo-audit primitives will become a CLI, MCP tools, and x402-payable endpoints. Subscribe to the changelog if you care.
